Juniper Valley Animal Hospital had the opportunity to expand into this 60 year old building, which required significant structural modification and fire rating upgrades. It also needed to comply with energy code requirements for the first time. Starting out with just a shell of a building, the facility needed all new utilities and services.
The design required multiple spaces, so structural elements were able to be hidden within walls and partitions. Above ceiling encapsulated thermal batt insulation was used in lieu of new roof insulation or insulation between joists. High insulation and energy efficient lighting was used to offset high air exchange HVAC systems, which were needed to control various smells. The final product was a 9,000 square foot building with all new layouts, facilities, and finishes.
